Fletcher Development LLC is a full-service construction and property management company based in Norwalk, Connecticut. It was founded in 2012 by Ryan Fletcher, a Fairfield County native and former machine gunner with the U.S. Marine Corps who holds a degree in construction management from Roger Williams University.

The company is currently led by Fletcher, who focuses on residential projects, and his brother Nick Fletcher, who oversees commercial development and acquisitions. Nick brings a background in finance and real estate, having worked in commercial lending and the tech sector before joining the family business. On the commercial side of the business, Fletcher Development prioritizes purchasing distressed office buildings and repositioning them to Class A buildings.

“I knew how to build houses and I always wanted to be a real estate developer and to start building my real estate portfolio,” Ryan Fletcher says. “People always want a good custom home and to create something that leaves a lasting legacy. We’ve noticed a lot of people want their real estate to be a little bit more like an art project; something that’s very inspiring to be around versus just a house. That’s where our customers come to us, because they really want inspiration and quality.”

Since its launch, the company has earned a reputation for building luxurious, high-end custom homes and overseeing thoughtful commercial developments and custom residential homes across Connecticut and surrounding areas that range anywhere from $5 to $50 million dollars.

The company’s work is concentrated in some of the most desirable areas in the region, including Norwalk, Darien, New Canaan, Greenwich, and Ridgefield in Fairfield County, as well as Westchester County and parts of the Hamptons. Fletcher noted that one of his main goals is to open up several satellite offices as well, in locations including Palm Beach, FL, as well as Texas and California. 

Fletcher Development offers a wide range of services, including custom home building, major renovations, home additions, and landscape design. For commercial clients, the company develops and repurposes office and industrial spaces, with notable projects like Darien Crossing. The redevelopment project involved a comprehensive modernization effort of a two-building space built in the late 1970s. Between the two buildings, the modernized business park now provides about 80,000 ft² of rentable office space with flexible layouts, offering attractive amenities for tenants like a café with indoor and outdoor seating, a fitness center with locker rooms, co-working spaces and meeting rooms, bicycle sharing, free Wi‑Fi, and a landscaped outdoor plaza with seating areas.

“We continue to invest into quality design because I do believe that those two things stand the test of time and that’s been proven through history again and again,” Fletcher says, noting that the company sources its materials on both a local and global scale, whether that’s Italian marble slabs for a kitchen, or Portuguese tiles for a bathroom floor.

Fletcher Development also provides year-round property maintenance through their Estate Care Management program, exclusively for Fairfield County residents. The program handles everything from mechanical systems to concierge requests. A custom client app allows homeowners to easily schedule services, request repairs, and stay in touch with the team.

“It’s everything from whether they need firewood on Friday, to making sure that they keep the door stained and the windows cleaned,” Fletcher says. “We’re their one-stop full shop for everything to do with housing-related needs.”

To date, Fletcher Development actively manages more than 200 luxury estates in Connecticut and has built more than 100 custom luxury homes for some of the state’s most affluent homeowners, including one that recently sold on the Northeastern Coast for $55 million dollars—the most expensive home listed in the area.

Seeing the success that stemmed from the custom homebuilding side of the business, in 2023, Fletcher launched Vibrant Building Technologies, a Connecticut-based startup that utilizes AI technologies to focus on smart home and indoor air quality solutions. Also headquartered in Norwalk, the company designs advanced systems that improve air quality, energy efficiency, and overall home wellness through integrated technology.

Their main product is a whole-home HVAC system that filters and ventilates air while monitoring pollutants like carbon dioxide, radon, and VOCs. Overall air quality inside of homes has become a major problem, Fletcher says, as the construction industry has been somewhat stagnant when it comes to adopting modern building methods.  

“We created sick house syndrome and we have so many problems in these houses now, including stale air, because these houses are designed to be airtight, which is kind of very counterintuitive to the human body and how we live in an environment,” Fletcher says. “I think that Vibrant Building Technologies meets the intersection of real estate technology we’re getting really excited about.”

Vibrant Building Technologies also offers a smaller sensor device called Vibrant Sense, which tracks air quality and sends alerts. These systems are designed to work with smart home technology and can be managed remotely. Vibrant also partners with HVAC contractors through a certified installer program that includes support tools and revenue-sharing opportunities.

Vibrant’s offerings are especially relevant to the real estate industry. Their technology is a strong fit for high-end custom homes, sustainable renovations, and wellness-focused property developments. Because their systems can qualify for energy efficiency rebates, they also appeal to environmentally conscious homeowners and developers looking to add long-term value to their properties. 

Fletcher Development has won multiple awards and has been profiled in many building and architecture magazines for its custom home designs. 

With a focus on quality craftsmanship, strong client communication, and long-term property care, Fletcher Development continues to grow as a trusted name in both residential and commercial construction.
